UPDATE: The preliminary major subdivision was approved at the March 23, 2023 meeting.



The Town of Pagosa Springs has received an application for “Preliminary Major Subdivision” at 180 S. 6th for the project known as Wolf Springs Townhomes. The proposal is to create 6 lots for townhome development.

Town Council will consider Planning Commission’s recommendation to approve the subdivision application at a public hearing scheduled on Thursday March 23, 2023, starting at 5:00 pm.

The Public hearing is open to the public and will also be held by Zoom online meeting platform and accessible to anyone in the public from the Town’s online portal. Please note: the Town does not and cannot guarantee internet service or online broadcasting for remote attendance. Remote attendance is at the risk of the attendee as the public meeting will continue in person regardless of the Town's broadcast capability.

To access the meeting agenda and staff report, click the Meetings and Agendas tab on the left-hand side on the Town’s website home page at pagosasprings.co.gov. You may also view the application at mypagosa.org/proposed-development-projects.

We encourage interested parties to contact the Planning Department prior to the meeting date, with any questions or comments via phone at 970-264-4151 x221 or email at cschultz@pagosasprings.co.gov. Written comments will be forwarded to the Design Review Board for their consideration.

    Hello - these units will be sold at market rate. 

    The Town offers a Density Bonus through a policy adopted by Town Council in 2021 that allows a bonus in allowed density in exchange for units affordable to those earning 80-120% of Area Median Income, or AMI. You can learn more about that policy here.  This project did not opt for a density bonus. 

  • Share Six units...each with only a one car garage. With two bedrooms and a "study", there will be at least 2 cars per unit. Where will the other one/s park? Why aren't there 2 car garages? This is prime prime property! Who will ensure that they will be maintained with no junk accumulating? (As down the street) Are these rentals or purchase? Close proximity to the walkways is also a concern. Workforce housing values? on Facebook Share Six units...each with only a one car garage.     Hello - The proposal includes parking spaces in front of each unit as well as guest spaces onsite. The proposal meets the requirements of the Land Use and Development Code. The HOA will be responsible for maintaining the property and ensuring parking and appearance are kept monitored and kept up. These are for sale units which may be rented out by owners, either long or short term. One of the key features of this project is the close proximity to the River Walk. Pedestrian connectivity is a top priority for many community members. These units will be sold at market rate.

    Hello - You can access the floorplans here. It looks like the proposal includes a 2 bed 2.5 bath, but none appear to include a master on the lower level.
