550 S 8th Street - Apartments - Major Design Review, Density Bonus and Rezoning Application

UPDATE: The Town appreciates all your comments and based on input received regarding the Pagosa South Park project location, we have worked with our design team for an optional site location that reduces the foot print impact to the park. Please see the Option A (the original proposed site plan at the corner of Apache and S 8th Streets) and Option B (new option located along the 7/8 Alley in the underutilized NE corner of the park property) in the Documents section of this page.
We intend to present the Pagosa South Park project and the location option at the April 12, 2022 Planning Commission meeting, strictly as in introduction to the project, and will defer any Planning Commission decisions until their April 26, 2022 meeting.

The Town of Pagosa Springs has received an application for “SKETCH Major Design Review” for a proposed multifamily apartment development containing 28 residential units and leasing office on a .92-acre parcel, at 550 South 8th Street located at the southwest corner of 8th Street and Apache Street. The applicant is also requesting a density bonus for this site and to rezone the parcel from Open Space (OS) to Mixed Use – Town Center (MU-TC).
The Planning Commission and Design Review Board will conduct a public hearing on Tuesday, April 12, 2022, at 5:30 pm to consider the SKETCH Design Review, Rezoning and Density Bonus Applications for the above-described proposed project for consistency with the Town’s Land Use and Development Code and Adopted Affordable Housing policies.
The Public hearing will be held at 551 Hot Springs Blvd and via Zoom online meeting platform and accessible to anyone in the public from the Town’s online portal at this link https://zoom.us/j/91425469027 or to listen only, dialing 1 669 900 6833 and accessing webinar ID 914 254 5469 027. Please note: the Town does not and cannot guarantee internet service or online broadcasting for remote attendance. Remote attendance is at the risk of the attendee as the public meeting will continue in person regardless of the Town's broadcast capability.
Town Council will then consider the Density Bonus application, Rezoning application, Planning Commission’s recommendation, Town Staff’s analysis, and public comment at a public hearing scheduled on Thursday, April 21, 2022. The second reading of the rezoning application will be on Tuesday, May 3, 2022.
