The Town of Pagosa Springs has received an application for a Density Bonus at Town Terrace, located at 262 Pagosa Street.
The proposed Density Bonus relates to a conversion of office space to a residential unit that will be offered, and deed restricted, at the Affordable Workforce Housing Rate based on the State’s AMI categories. The Density Bonus is being requested because the current property is capped at their allowable density for the Mixed-Use Town Center District (MU-TC).
The Planning Commission will conduct a public hearing on Tuesday, October 27, 2026, at 5:30 pm to consider the Density Bonus application and make a recommendation to Town Council. Town Council will hear this proposal on November 3, 2026, at 5:00 pm.
