The Town of Pagosa Springs Planning Division is proposing an extension of the Downtown Business and Lodging Overlay (ODB) Zoning District. Currently, the ODB stretches from 3rd Street to 7th Street, along San Juan Street and Lewis Street. The highway reconstruction, now underway, is expanding the downtown walking district to extend to 8th Steet. The image on the next page depicts the current ODB boundary via the dashed yellow line and the proposed extension in blue.

The Planning Commission will conduct a public hearing on Tuesday, April 28, 2026, at 5:30 pm to consider the ODB Zoning District Extension, in person at 551 Hot Springs Blvd and available for remote attendance via the Zoom meeting platform. Public comment will be taken in person and over Zoom. We encourage interested parties to contact the Planning Division prior to the public hearing dates, with any questions via phone at 970-585-8610 or email at oodell@pagosasprings.co.gov. Written comments received 7 days prior to the meeting or public hearing will be forwarded to the Design Review Board for their consideration. Public comments will be accepted at the public hearing.
