Thank you for your involvement in the Yamaguchi South Planning Project! The Town Council has adopted the final concept plan and it is located in the documents widget for your viewing. The Town and its consultants tried to accommodate most commodities requested by the public in the survey, open houses and community discussions. At the moment, there is no certain start date for the phased construction. Please check in often on MyPagosa to stay informed on this and many other Town projects!
Yamaguchi South (a portion of Town's former sewer treatment lagoon property) is approximately 21.5-acre site just south of Yamaguchi Park along the western bank of the San Juan River. The site is also east of and next to the high school sports fields and the school district's maintenance building.
Since January 2021, the Town along with their consultants, THK Associates, have conducted a two-day public open house, provided an online public survey on MyPagosa.org, presented findings and plan concepts to the Town's Parks and Recreation Board, Planning Commission and Town Council (all during public meetings) and have drafted a final concept plan for final consideration.
The Town Council will consider all final comments on August 3rd during their consideration of adopting the final concept plan.
A few items to note regarding the Final Concept Plan:
Based on public input gathered, a number of concept plans were considered by Town Boards which resulted in the Final Concept Plan
8 Pickle Ball Courts will be accommodated in the existing Yamaguchi Park area.
It appears the Tennis Court advocates are working with Wyndham Resorts for improvements and use of their existing courts.
An additional Basketball court(s) will be considered in a different location within Town.
The Town’s baseball/softball fields currently located on the High School property will need to be eventually relocated, thus they have been incorporated into the Final Concept Plan.
The Final Concept Plan incorporated passive open space and active recreation facilities.

Yamaguchi South Planning Project has finished this stage
THK Associates, Inc. conducted a kick-off meeting with Town Staff to review past and current long-range Town plans, initiate field work, draft base maps, prepare an analysis of the property and then developed a “Highest and Best Use Report” which included a market analysis and recreation trends. The report was presented and approved by the the respective boards in late 2020.
Phase Two: January 15 - February 11, 2021 (Completed)

This initial public engagement phase includes providing background information about the project and site conditions to aide you and other stakeholders in providing your comments and input through a public survey. This phase will wrap up with a 2-day public open-house event, February 10 and 11, 2021 (see Key Dates for more information). The summary meeting will be recorded for viewing later online at MyPagosa.org.
Phase 3: May - June 2021

Public survey results and concept plans will be reviewed by the Parks and Recreation Board and Planning Commission to provide guidance to the consults for creating a final concept plan which will then be shared with the public for additional comments.

The Parks and Recreation Board, Planning Commission and Town Council considered public comments and numerous concept plans. The Town Council directed the consultants to refine a few new aspects and pursue the Final Concept Plan.

Final public comments are being requested on MyPagosa.org and at a public open house on Monday, July 19th 4p-7p at Town Hall located at 551 Hot Springs Blvd. The Town Council will consider the public comments and the adoption of the Final Concept Plan at their regular scheduled meeting on August 3, 2021.
