Hello and welcome to Station #1! Please take a look below at the Yamaguchi South base map with existing conditions to help orient you and your comment considerations. We would love your input on bird/habitat areas, views, past human activities, correction of presented information and much more. Existing Site Conditions:
Yamaguchi South is the Town’s former sewer lagoon property. The site has a number of existing site conditions that are important to be aware of and understand for consideration of future development of the property. These conditions were the basis for the Town consultant’s recommendation for Parks and Recreational facilities as being the highest and best use of the property.
The below base map notes much of these conditions which include:
1) There are existing wetlands on the property.
2) The property is almost entirely within the San Juan River floodplain and a portion of the land along the river is in the floodway. The floodplain is complicated and expensive to build in and structures can not be built in the floodway.
3) The Town’s new sanitation pump station will require 3 - 5 acres of this land to be reserved.
4) Much of the property was encumbered with sewer lagoons, which have been decommissioned and filled with non-structural fill (8-15 feet deep) over many years. This fill increases the cost of building foundations to a point that is cost prohibitive.
Progress to Date:
In 2019, the Town conducted a public survey regarding needed park facilities and recreation programs. These survey results are in the documents widget, or you can click HERE to view those results.
In 2020 the Town completed a Town Park facility inventory which created a list of amenities available and being provided within Town Parks. The inventory sheet is in the documents widget, or you can click HERE to view those results.
In 2020, The Town’s consultant team reviewed existing Town plans, completed site reconnaissance using field visits and drone technology, created an Existing Conditions Report and prepared a Best Use and Market Analysis resulting with a recommendation for Parks and Recreation Facilities.
In 2021, Town staff added the Yamaguchi South Master Planning Project to the new online public engagement platform, MyPagosa.org, to seek public comments on the Yamaguchi South Master Plan.
